Storage space needed!

The Post-Meridian Radio Players are looking for storage space in (or near) Davis Square!
The PMRP foley equipment is currently residing in the basement of my apartment building. For many reasons, it's time to explore other storage options for these items.
Ultimately the space would be:
* Free. We are willing to pay a small amount to the owner of the space. However, since we're a non-profit but we do not want to spend all of our money on a U-Haul storage space, monthly.
* Flood-proof
* Approximately 8x8 or larger
* Easily accessible at any time. For instance, a storage shed, basement, garage, spare room, etc., with its own key to so that whenever necessary, items could be taken out without having to rely on the owner of the storage space.
This last is not absolutely necessary, but it would certainly be nice. One of the things we have found most challenging with the current storage option is that I have to be home and able to let folks into the basement whenever a project needs access to foley items.
If have suggestions for storage options that fit these criteria, please comment, here. Please remember, we're not really able to pay over $100 a month to a professional U-Haul type storage space.
