  • Lower unit of owner-occupied Philadelphia style two family home available September first.

  • Living Room, Kitchen (with large walk-in Pantry), Bathroom, Bedroom, Dining Room (could be used as Bedroom) all on first floor. Stairwell inside unit leads to additional second floor Bedroom. Six rooms total (including bath).

  • Laundry and additional storage in basement.

  • Porch in front. Patio & small landscaped yard in back.

  • Lots of original 1920s detail. Wood floors. Clawfoot tub. Moulding around doors, etc. is mostly varnished, not painted.

  • Quiet street. Less than 10 minutes walk to Porter and Davis squares.

  • Plentiful resident-only on-street parking. Parking in driveway available for small additional fee.

  • Utilities -- Gas stove and hot water. Oil heat (new furnace installed in 2003).

  • No dogs. Would prefer no pets, but will consider non-canines on a case-by-case basis.

  • No more than two people living in the apartment, couples preferred. Non-smokers only.

  • $1500/month + utilities. Driveway parking an additional $75/month.

Just throwing this out there, not trying to be rude or anything. Just - you mention one of the rooms can be a third bedroom, but you don't want more than two people living there. So that possible third bedroom is not actually a perk to renting your unit. And you might want to be consider being more open-minded about non-couples, because I personally don't know any couples in the area who would rent a 2BR. This is just coming from a renter's/apartment searcher's perspective.

hmm....we are a couple and are looking for a 2br if we can find one. We love having a space for family to come stay! Instead of the 'ole blow up bed in the living room deal.

While I agree that it's slightly odd to plug a possible third explicit "bedroom" when wanting to rent to only two people, I will say that I think most of the couples (including me & mine) I know live in 2-bedroom apartments or condos. Not sure what you find odd about that.

Oh, there was nothing wrong with what you said, just a little grin-worthy, that's all. And I'm not sure where exactly the place is, but if it's really close to Davis, I commend you for keeping the rent reasonable, and I do hope it means you get your pick of awesome tenants.

I find the idea that couples don't want to rent 2bedrooms pretty surprising and not reconciling with my observations in the world.

Are you saying couples only want to rent 1 or 3 bedrooms or they only buy? Please elaborate.

Just for more anecdotal evidence, my boyfriend and I are seeking a 2 bedroom in this area for 9/1. We definitely would NOT take a 1 bedroom, since that would not leave us enough space for all our stuff! Plus, even if you are part of a couple, that doesn't mean you want to be in the same room as each other all the time. We want a second bedroom as an office-type room.

We have no pets and are nonsmokers, so theoretically it should be pretty easy for us to find a place, but we are on a pretty tight budget. We are looking in the $1500-including-utilities range. Can't really afford the extra $300/month in the winter for oil heat :-\

I would have jumped at this but we have a toddler. Looking for a long-term apartment in D_S and this would have been perfect. :( Good luck.

- how much does oil heat average per month in the winter? would the tenant be responsible for monitoring/ordering oil deliveries?

- roughly how many square feet?

- how soundproof (footfalls/conversations/etc.) do you think the floor between the units is?
